Kevin, great thread.  Suspenseful too... Please update after Alan's suggestion that owner may pay $500/monthly for water sewer and trash.  $6000 additional op expenses !?  Game changer but you can re-work you offer to accommodate ?  Do tell and best of luck to you !

I'm narrowing down my market research and from LA to Kansas City, I like.  Broadly, I am looking to acquire off market small multi family for value add/C+ neighborhoods that cash flows with some equity growth, as a hopeful side order.  I have a family member as a co-investor I'll "bring the deals" to.... Digger deeper, I need to assemble a team and it starts here.  Looking for wholesale or retail deals, contractors/subs for rehabbing, property managers and eventually lenders for a cash-out refi ( I'm being told locally that lower rate products are on the horizon in 2020, 2021.. ).  .. .Also, I love BP and can't believe the mine of rich information here !  If you have suggestions as to my overall strategy, please, a plate of sloppy ribs in the heart of KC awaits you !  And my sincere gratitude.  In the end, I aim to pay it forward every step of my human way.

Stone Jin, I know it varies from state to state, but in the case of seller financing, in general, if the seller carries some/all of the financing and gets an agreed upon check amount, who goes on title and does the buyer get added to the note ?  I'd really like to learn more on seller backed financing.  Maybe a good book or podcast suggestion ?  Thanks for your insights...

Great topic to start a dialogue with here on BP !  I've learned a lot just reading the advice !!  Thank you...

Just have an overall plan for the meeting.  Don't go in all improptu/I will just wing it.  And these are just my suggestions....

Get there early.  Learn about the location and get a great table, glance the menu and specials so you can make suggestions, if it comes up..... This guy's giving you his time.. I like the credit card to waiter up front.  IF you are going to drink, wait till the end as a small celebratory phase of the meeting.  He is a business man and wants to know what you bring to the table/what you want to learn, not if you can handle a drink over business.  State all your goals and if finding a mentor is one of them, insert that.  I like stating my mistakes, in general, and what I learned about them..... Breathe.  Relax.  Practice light-heartedness, then business, then back to levity, ... use his name in the formal... ask questions like:  what did you want to be when you were a kid ?  Today, can you imagine having that thing you wanted to be as a kid, ripped from your life ?  If not, are you doing RE as a hobby ?... You are trying to build rapport with him.  I think its cool that you were able to get this arranged in the first place -- nice work.... Can you post later how the meeting went ?  Good luck !!

Wow, what a riveting read !  Thank you for your share Maggie !  .... I've heard its magical up there ( I'm in Mar Vista ).  Would love to get up there and learn more about the High Desert especially as it pertains to rei.  Do you know if owner is occupying or renting ?  Just curious... Also, do you know if there is a San Bernadino auction site for these little gems ?  That sounds challenging, to buy "at auction"... Best of luck in HK.  Thanks again !

Looks great and thanks for all your shares, Kevin !  Good luck this weekend.  I'd be interested to see a spreadsheet once this is sold, as you've been quite transparent.  Lightly researching surrounding areas myself but probably staying on sidelines for now... Good luck !

Wish I had a go-to just now... I know with potus, among other factors, stay away from volatility and inverse volatility like vix and xiv.... or, that said, when potus tweets neg, drop everything and short that stock, if you can. Nordstrom and Boeing, come to mind... then, exit your position with modest gain as market usually shrugs it off quickly...   but you have a great model working for you, marisa.  re-focus !  buffet said focus your investment strategy to better your returns, don't diversify ( hedges against loss ).

Hi Folks -- 

Just saw Bruce Norris last night ( yes, happy to name drop with this guy ! ).  Mentioned, among other key determining factors in his investments and exit strategies, "affordability", "opportunity zones" and migration data.  I'm doing internet searches but anyone have suggestions for direct information on these ?  Thanks in advance !
