Hey BP Community

Closed recently on a 5+5 sfr. Possible medically licensed tenant getting cold feet. Aside from finding traditional lessee, I thought I’d turn to you for more ideas. I’m in Los Angeles so this markets generally supportive of trad and non-trad models.

Thanks in advance !

Hi BP, I've missed you !... Its time for my two year transition into RE to begin.  I'm the co-owner of three SF's in SoCal with some good experience acquiring, financing and managing them for over 10 years.  Now, I want to begin my ascent to MF most likely through syndication.  Lots to learn, I know, but I really want to immerse myself and kick start this journey.  Can't think of a better way than a conference.  Can you, BP community, chime in on your opinions which conference, if you could do only one in 2022, would you go to ?  Thanks so much for your input !

HEY BP !

I am beginning my transition OUT of current career INTO real estate.  Am looking for answers and thought a conference in So California or elsewhere would be a great place to navigate, network, etc.  BUT, I still have current work load so can only make it to one conference in 2022.  Which one is great, iyo ?

Thanks for your feedback !

Hi Amy... Apologies for the delayed response and thank you for answering... If the numbers add up, we are looking at 50+ doors.  Looking for value-add probably not for long hold.  Also, iso "boots on the ground" i.e. contractors, pm's and if you like any local lenders/banks, I am also interested.

Where are you exactly ?  What asset class do you specialize in ?

Thanks for your time Amy !

Pre covid, for various financial and personal reasons, Houston looked good even great to deploy capital into medium/large MF. Today, our analysis still points in that direction... mostly. Anyone else exploring Houston ? If so or not, I'd really love to know why. Also, do you recommend any brokers as we are looking for "off market" ?

Thanks BP !

Hey Josh..
Well, I'm catching up on emails as it were.  How are yas ?  Thanks for reaching out... Suffice it to say, all came to a screeching halt with c19.  But I am still plan developing around OOSMF.  I'm curious in your city what you're seeing, beyond what I can dig up.  That is, rent rates, deals, collections, etc.. Not a big deal but thought I'd ask and get some anecdotal info from ya, if you had the time.

Thanks so much Josh.  Stay healthy.
