Hi BP community, I am a new investor looking to start my direct mail campaign for fix and flips. I already got my targeted list from list source and now need to make sure my postcard is ready as well. I had a some questions:

1. What is a good size for the post card and should it be in color? 

2. Should I create a simple website and include it in my postcard? Some say it makes you look much more profession and others say it's not really need. 

3. Should it be double sided? I was thinking about advertising my business on one side such as "cash for homes" and on the other side offer some sort of money for people who know someone else who is wanting to sell and get paid if I close on the property they referred me to. 

4. Anything suggestions on how I can make my postcard stand out and not just another junk mail? 

I would love to learn from the BP community. Please help. Thanks.

HI BP community, I am a new investor looking to flip houses and start my direct mail campaign. I plan on getting an absentee owners list from listsource.com  but had a few questions: 

1. When getting an absentee owner list from list source, does it give me the address of the house the owner owns or the address of the owners current address? 

2. I am having trouble on where to start mailing to. Should I start mailing to the small city that I live in and the surrounding small citites around me  or  should I just start in one of the bigger cities. I thought it might be a good idea  to get my first property near me first. 

3. Some tips on how to setup my postcard would be great. 

4. Any other tips you would give me to get started on my direct mail campaign.

I am looking to get started in direct mailing in my area. Just had a few questions. 

1. What do I type on the postcard or letter? An example would be greatly appreciated. 

2. Should I start with typing out letters and sending them out or post cards using a mailing company?

3. Who do I send it to exactly? I am looking for houses to flip.

Any help would be great.
