Perhaps you could try and convince a JOINT VENTURE PARTNER (private Lender/s who look for successful deal-finders) that YOU are the right "deal-finder" for them!?

So for practice, can you tell us here, how you would go about proving that to them? All the best...

By I have everything else in place, I meant the my targeted list, direct mail marketing postcards, agents, contractors, title company...etc I have about $20k saved up for a down payment and a bit more to get my direct mail campaign started as well, forgot to mention that. Sorry for not being clear. I plan on starting on a smaller house in the price range of $80k to $150k. Do you think it's still too risky for the HML to fund my deal even with a down payment and no income?

Hi BP community, I'm really hoping someone can help me out with my situation. I am a part time student with financial aid and am not currently working. I am looking to get into real estate flipping. The questions is all of the hard money lenders I have contacted require the borrower to have an income which I do not have. Is there any way I could get around this or another way to get my deal funded. I have everything else in place but this is the only hurdle I can't get over. Would love others advice on my situation. Please help. Thank you.

Hi BP community. Does anyone know or using a certain hard money lender for fix and flips that offers good rates and trust worthy near the sacramento area? I have called many already and rates are just ridiculous. I am looking for one with about 80 to 90% loan for the ARV with rehab included, decent interest rate and long term if possible. Please let me know if you know of any good hard money lenders. Thanks

2) Website is not necessary but please be sure that you have a phone number on there. Most of the people will want to call you to reach you. You can get a free phone number at Google Voice

3) Yes, double sided. I would make the message very specific about looking to buy a house. You will get some people who will pass your information onto other people who are looking to sell.

4) One of the keys is doing multiple campaigns. Don't get discouraged after sending 1 or 2 postcards and not getting any deals. You will start seeing deals come in after you have sent postcards or letters to same people 4-6 times.

Best wishes for your future success.

Sharad

Thank you for answering my questions Sharad. I am thinking about having one side in color advertising for buying house and black and white on the other side offering referrals to whoever get me in touch with someone else who is selling. Do you think offering referrals on the postcard is a good idea because I had someone else suggest to keep it off the postcard. Thanks.

Hi @Abdul Rahman, these are great questions. Congrats on getting ready to do your first direct mail campaign.

A few thoughts...first, I would additionally post this thread in the "Real Estate Investor Marketing Help & Advice" forum, because it's more targeted and you will get some good answers from people with a lot of marketing experience. Look under the "Investor Basics" forum and it's a subforum there.

Next, I created a 2-sided postcard for a reasonable price with Staples.com last year--color on one side and black and white on the other, at I think a 6 x 8.5 size, and it turned out great. On the color side we have the Call to Action and the business stuff is on the black and white side. I think setting up a simple website is a great idea -- everyone looks for a business's website these days when they're researching. If you search "Panzera Realty" in the BP Marketplace section, you'll see where I've posted both sides of the postcard lots of times, as an example.

Lastly, we went back and forth between using postcards and letters with handwritten addresses on the front (to encourage people to open the mail). Although we use ours for a different lead-generating purpose (finding sales and property management clients), I found that we had better results with the letters. I bet you will get some good advice from others on how to make your postcard stand out (as a writer, I think a large-type, strong Call to Action on the front goes a long way). Good luck!

Thank you very much for your advice Kim.

Good luck

Thank you for your advice Curt. Do you recommend a double sided postcard, if so, what do you think should be on the other side?

Hi BP community, I am a new investor looking to start my direct mail campaign for fix and flips. I already got my targeted list from list source and now need to make sure my postcard is ready as well. I had a some questions:

1. What is a good size for the post card and should it be in color?

2. Should I create a simple website and include it in my postcard? Some say it makes you look much more profession and others say it's not really need.

3. Should it be double sided? I was thinking about advertising my business on one side such as "cash for homes" and on the other side offer some sort of money for people who know someone else who is wanting to sell and get paid if I close on the property they referred me to.

4. Anything suggestions on how I can make my postcard stand out and not just another junk mail?

I would love to learn from the BP community. Please help. Thanks.
