I got your submission Tom! (The first Ive had in a few days haha) I have debated on asking a few less questions. Initially, I figured the more questions I asked the better prepared I would be for the first conversation and also it would qualify the seller (the more time to fill out their info, more motivation). But like you said, I just need to test to see what works. I think I have going to change "schedule a walk through" to "receive cash offer". I will keep you posted on the results. Thanks!

I was hoping there are some website/seo experts out there.

I have a website for my wholesaling operation in Philadelphia. I receive a decent amount of traffic a week (or at least what I think is a decent amount) of 130-150 views. And I spend about $200 a month on google ad words and show up on the first page most of the time when relevant searches are made.

The issue is that people are not submitting their information? I dont understand why? Please, any feed back would be greatly appreciated!

Hello All!

I am starting my yellow letter marketing campaign soon. I will be using @Michaelquarles yellow letter service. I have a budget of $1000, so I am trying to figure out where those funds would be best used. I am debating on wether to mail to 1000 people once or 500 people with a 3 tier approach (letter, zip letter, postcard) they are about the same cost. I am also trying to figure out wether to go with all absentee owners or split half absentee owners and half mortgage late. Does anyone have any feed back with the best strategy?

How much (if any at all) do you put down as earnest money with a seller and do you make that deposit refundable?

Thanks for your responses Kyle and Wayne, I am new to BP. This is such a great resource for people getting started.

Now do you put down earnest money with your sellers and if so, do you make that refundable?

I have heard both schools of thought, just wanted to hear peoples views on deposits from buyers?
