Good evening BP!

We are negotiating on an offer for a property that is part of an estate. This is a flip opportunity. After going back and forth with price twice we are about $8,000 apart and I am not as comfortable absorbing this difference by my profit. I wanted to see if anyone had any other suggestions on how to spice up the offer without giving in on the price. Below is what we had offered already.

1. 170,300 offer price (Sellers previous counter was at 178k)

2. Contingency for Financing with 30 day close

3. Seller can leave their unwanted belongings for us to remove

4. No inspection contingency

We considered taking out financing contingency and come up with more cash to close the deal, however, our agent stated that the sellers are in no hurry and are mostly concerned with their bottom line. History of listings supports this. Sellers had been on the market since August, 2017 and only moved on price once.

Have you tried UW Credit Union? They have branches on UW Campuses and work with students all day. I haven't personally gotten any loans through them. Good luck!

We use Metro MLS. I've been scouring their knowledge articles and don't see any info on their field names. My agent said they used to have a field for "financing" but not any longer. I guess I'll have to find other sources

Thanks for the suggestion. We got this far and we’re able to produce one report for one zip code but apparently it will take forever to repeat this task for 9 zip codes I need. Also it wasn’t an Excel but rather an online list of properties which is not easy to work with for data analytics

Which is odd since MLS is just a database and every database has an ability to export data out of it.

Thanks @Christopher Phillips. Ultimately I would prefer a data dump and do slicing and dicing of the data myself. I’ll check with my agent on that.

Hi all,

I'm looking for a way to pull cash sales out of MLS into a report (Excel) for specific zip codes. From everything i've read it sounds to be pretty straight forward. however my agent is saying it would take hours to do per zip code. Is there a standard way to write a report for MLS or does it differ by MLS in each region.

Commercial divisions of local credit unions should have some options for short term lending and would be cheaper than hard money. Downside is they probably won’t close as quickly as you might want.
