Hi BP'ers!

I wanted to see what CRMs you use for your flip business and why? If you don't mind sharing the cost that would be beneficial as well. I'm meeting with Salesforce on Friday and would like to review other platforms as well to get the biggest bang for my buck.

I would recommend Simple Path to Wealth by JH Collins. Good read on investing in index funds. I follow his guidance.

@Christopher Phillips correct, margins are slim. We will see what happens. Sellers indicated they did not care about closing date/cash offer so we decided to skip on it and not tie up large amount. We do have another offer outstanding with REO property so cash is needed for that as well. I'll update this post with the outcome.

@Chris Phillips ARV is in 300-325 range.

For others searching the threads, few other suggestions we received from various sources on this situation:

1. Offer Chocolate Chip Cookies and Green Bay Packer Tickets ;)

2. Drop Financing Contingency

3. Re-submit same offer as before as best and final, attach personal message about yourself and company discussing what you do in the area/how you intend to handle this home. If not accepted go dark and follow up monthly.

4. Walk away all together.

Thanks for the input @Christopher Phillips. This is a flip so 8k is a sizable amount. We are giving them a slight bump in price as our best and final. If they counter we are walking away.
