We have rental duplexes and maintain them well and have had no issues with our tenants regarding them.  We completed major remodels in February after a 2 year process so as not to inconvenience the tenants,  So we understand tenant maintenance issues.  My question is in regards to us as tenants.  We purchased a home for our family to live in and are currently remodeling the entire thing inside and out, some of this we are running into issues with the city with regard to slope engineering so we are leasing a home in the meantime.  Our lease is up in July and we asked the landlord for the out of state owners if they have any idea what their intentions are at then end of the lease because We have a vacation mid July and would need enough time to find another home and also pack/move.  I have toddlers so this would be welcome.  I have been given no confirmation only evasive answers which is really up to them and i'm fine with so decided to relocate because of our vacation and our home will not be ready for another 9-12 months.  The issue is maintenance, the home is built in 1984 and is in the hills of Orange County CA.  It has zero upgrades for the original build and aging but acceptable.  We have had a major slab leak just after we moved in which took 6 weeks to fix and inconvenienced our family greatly, we have had 5 other plumbing issues and 4 electrical ones. About half the pool tiles fell of and broke into the pool, which the asked if would mind fixing because the Owner lost his job, I happily did it.  Early Spring, the pool heater went out and needed $500 worth of work which they did.  The drains in the backyard have never drained since we moved in 14 months ago which I made the LL aware of and we had downpours just after we moved in and the water almost entered the sliders because it would not drain, 14 months later, nothing has been done, but yellow and black smelly sludge and mold seep up from the drains.  The is an original patio cover over part f the yard, which has splitting wood at 3 of 6 post bases half way up the 10 foot posts, 5 of the 6 have wood rot at the bases where they meet the concrete and are erroding, the Simpson anchor straps are not attached to the posts bases on 4 of them.  I have brought this to the LL's attention for 6 weeks to which I have received no reply to 4 emails and 2 text messages and one call.  With the weather becoming nice out My Wife worries that my girls may cut themselves on the rusted metal from the anchors and if the cover is safe to stand.  We have been good tenants as we would expect our our tenants.  I am wondering if the LL or Owner is ignoring this because in 3 months our lease is up and they wont renew.  Any suggestions on what do here??  I appreciate any feedback

Does anyone know how often carpet is required in the state of CA?  We have duplexes and the carpet is 4-5 years old and sort of worn out, it is just basic apartment grade.

Hi Deanna, thank you for your advice.  Im hoping that when I email the PM, all goes smoothly and amicable.  Great advice on the housing court, I would never have known otherwise.  As well, I never considered asking for compensation for the elctricity usage, I remember it being a significant increase in April, I will review this bill and calculate for the increase.  

My Wife and I are good owners on our own duplexes, making them very nice to live in with many upgrades.  As well, we are very understanding of tenants and tend to maintenance issues immediately.  We have never had an issue with a tenant.  I hope the same will be afforded us.

Thank you for your response Andrew! The Property Manager could not ever be here other than to let these workers in, which they usually are here a full day.  We have many high valuable collectibles throughout the house, which in our our former house, one was stollen by A/C installers when we just let them in and left while work was completed.  Thanks to our Nanny cameras, we were able to prove it was they and recovered our piece.  So I am very sensitive to not having someone full time while work is performed, we don't have the cams in this rental, we no longer need a nanny.  So yes, its most likely on me, and im fine with that, because the potential for any loss would be far greater than a cancelation.  However, I do understand that CA and NY has very strict rules regarding such situations which is why I included it hereI have an apartment in the upper East side I rent out to a colleague.

We are Tenants in a 3 db 2.5 ba home and also owns a few duplexes and I would likkke input here for me personally, and i case something as this were to happen in our duplexes,April 1oth we had a water leak and immediate informed the Property Manager.  a few days later a leak detection company came out and discovered the leak within a wall. The leak damaged the carpet, wood flooring in Kitchen and breakfastareas as well as much drywall. a few days after this, a restoration company came to cut out significant drywall, remove living room carpet and wood flooring, the did put plastic up to close off the areas until they came back to repair everything. 5  days after that a plumber came to repipe the leak.   3 days later, the restoration co. came to place 2 large dehumidifiers and to blowers to run 24 hrs per day for 3 days.  Then no one contacted us to provide an update for a week, which time I called the Property Manager for an update, he said insurance was working on it.  3 weeks later dry-wallers came to repair the drywall which took all day, the next day they returned to paint again all day.  the flooring guys were to come yesterday to install the wood floor, but no-showed. I called  the Property Manager and the flooring guys had the date as today.  However, the carpet was to installed today which pushed everything back a day.  I had to reschedule a business trip to NYC this week to accomadate the install but they never showed, now they ask to install the carpet tomorrow, which I already scheduled myself to be in my office which again I had to change.  We have not been able to use the living room due to the construction and the same with the breakfast area which leads to the backyard and pool.  We accomodated this project every way we could and have remained amicable during this time.  I have also assisted in locating the flooring for the project via my sources because the restoration co. said it would be August before they could get any.  My family had to cancel Spring Vacation trip ( Wife is a Teacher) at some monetary loss to accomedate the beginning of this project.  as well, we have had to cancel My 2 year old birthday, move another party to a restaurant at an additional cost to us. I have  had to reschedule meeting at work so I could be here while work is performed.  IN addition, I had to cancel my meeting in NYC this week to be here again for the install of the flooring, agin at a monetary loss to me.   We are in Orange County CA and are renting while our other home is being built.  There have been other minor repair issues which had been resolved as well.  Because 2 more than 2 months have passed and we have not been able to use the living room, enjoy the fireplace or use the breakfast area as well  as easily access the backyard or entertain during this time.  I am wanting to ask the Property Manager if they will be compensating us for all this, we only moved in at the end of December and this happened 4 months in to an 18 mo. lease. Prior to that I would appreciate any advice anyone can provide, we have had a friendly relationship with the Property Manger thus far and don't want to affect this.  Oh, and also, when they came 2.5 weeks ago to drywall and paint, they removed the plastic barriers sealing off the living and breakfast ares, a few days later, my 3 year old Daughter ripped her foot on a nail that was left in the concreting which held the tack strips in place (not the tack strips themselves) and we discovered many of these nail in the concrete.  Obviously this was a madding experience for my Wife and I as well a costly trip to the ER.
