Going thru a wholesaler is a way to go as long as the numbers work out. There are plenty of deals out there for buy and hold.

I have used the trec form, as far as a assignment contract I've used the one from Victor Maas

@Daniel Moore yep I know about Roddy, he or they have good info. Used them before. One thing  I like about reipro is i'm able to do comps. pretty easy. Door knocking that's alot of driving. Don't have a Prius Hybrid! lol

Haven't tried Propelio, but I have used the other. Looks like the data for vacant homes and absentee owners is not quite accurate. I've pulled up homes in certain zip codes and found that homes are listed or sold. This was on a small scale. I believe there is already a low response rate with direct mail but having incorrect information just decreases response. On a large scale that would be a significant cost. 

Aaron, I've used the county clerk website quite often but our county clerk doesn't provide downloading a .csv file. They have basically scanned a document and uploaded it so I have to view each document and then do an appraisal search.  Really eats up the day when doing that. lol

There's a couple of local services that do that for a fee which isn't too bad and saves alot of time. But I just wanted to check if anyone has good reviews of some of the new services like myreipro, propelio, reww?

Have any of you used some of the foreclosure services online? Such as foreclosure dot com, propelio or myreipro? I usually use the county clerk website and search pre foreclosures but this does take a lot of time. I've tried some of the above mentioned websites to make it easier for searches but they seem to be inaccurate when crossing them with the county clerk website. Has anyone found something more accurate?

Doesn't sound like a very good way to find motivated sellers. If you are targeting homeowners + single family. That's a lot of wasted dollars. Sounds like your ads would get in front of people who own homes and are not motivated to sell their house.

I just go to realestate investor association meetings. Try to find a few cash buyers and weed out the ones that are not serious. Another way I build my buyers list is through one of my websites. Wholesale Properties

Seems like it happens a lot. I"ve been rehabbing/wholesaling on a part-time basis for years. Just started taking it seriously and building my network of investors.
