I do find motivated sellers on Facebook. I get around 40 leads per month thru Facebook. Re-marketing or Retargeting on Facebook works I have been using the pixel on my website for a long time. The best thing is uploading our mailing list and creating a lookalike audience. It also works best when you exclude people who have already filled out your form so you don't serve ads to them again. The numbers seem to work in favor of Facebook.

350 per lead seems excruciatingly expensive. That campaign needs some tweaking.

$350 per lead does feel expensive, but I've reached out to marketing companies and they are no better (Marketing360). I've also reached out to Dan Barret when he was or is pitching $50 a day to get a conversion. I gave him my numbers and he said $350 per lead was good. lol. I guess it's not bad to spend $3500 to find a house that you're going to flip. But when you're wholesaling it gets a little scary.

Can yall tell me if you prefer PPC or FB ads? I usually get leads from PPC (Google) costing me around $350 per lead. I've tracked this over a year. Lately, I've been doing FB ads and have seen more leads for around $50 per lead. In the beginning, I saw that there were several FB leads that were bogus. Some people just either accidentally or intentionally input the wrong info.

Automating, I'm looking forward to automating our lead generation. So far we are getting 25-30 leads per month. Getting this organized is really going to help business.

Do you think San Antonio is flooded with wholesalers? Is everyone daisy-chaining other wholesalers deals? Feels like it's getting crazy here in San Antonio

Investment Info:

Single-family residence wholesale investment in San Antonio.

Purchase price: $115,000
Cash invested: $200
Sale price: $127,000

I received this motivated seller lead from my website. Negotiated a price of $115k and assigned to cash buyer. Seller signed contract on a Tuesday and I had it assigned on Thursday. Cash buyer will close on Feb 15, 2019. The as-is value $165k and ARV is $185k.

What made you interested in investing in this type of deal?

Seller filled out form on my website. I met the owner the same day and we agreed on a price.

Wholesaled it to cashbuyer
