Nice! Thanks guys! One of you answered a question I had. Profit AFTER paying off reverse mortgage is definitely under 250k, and I thought that rule applied to gross profit. Thanks! And the income dividends sounds good too. Another thought I’d considered. I already have a brokerage account for her where I invest in a high yield REIT. You guys are the best. Thanks for answering a question that’s probably a little outside the box of the usual here. I welcome any more feedback!

Hey guys, My mother is selling the old house then renting an apartment. She’s 76 and widowed, living and maintaining a 3.2 home alone on a reverse mortgage. The yearly maintenance expenses plus the loss of equity were in the red and she’s on social security. We close Jan 2nd at the buyer’s request. Any advice on what my mother could do financially with the sale income without buying another property? She’s already paying most back to the bank for the reverse mortgage. Are there any tax breaks for folks her age? Is there anything I should watch out for with the reverse mortgage or taxes? Sorry if this isn’t the right place to ask, but I love bigger pockets and with all the investment and real estate pros on here I wouldn’t really know where else to turn. Thanks, Mauricio

Hey guys, I just received my Florida Real Estate Sales Associate license and am looking for work. I know starting out involves training and lower payout. I've received plenty of solicitations from brokers for new licensees, but am wondering if I should perhaps look towards commercial real estate since the numbers could be more profitable. Do commercial brokers usually hire new licensees? Any suggestions? Im located in Miami, near Brickell area. Thanks! Mauricio

Hey guys,

I just moved back to my hometown of Miami, FL after a decade in NYC. I'm looking to make my first real estate investment here, possibly a 4-8 unit multiplex to either live in or completely rent out. I have no experience in real estate (besides REITS) but have been playing with the stock market for years and eventually my curiosity lead me to real estate investing books and brought me HERE to BP!

As of this post, I'm taking my 63 hour Florida Real Estate Sales License course next week for access to MLS and for some insight, and am signing up for a few real estate investment courses (general, foreclosures) at Miami Dade College to further my knowledge and network.

I have some money saved up for this new venture, not a whole lot, but hoping to get creative!

I look forward to meeting and interacting with the great members of BP and LEARNING LEARNING LEARNING.
