I'm looking for a great contractor here in Metro Atlanta and North Georgia. What questions would seperate the good from the bad, what terms to put into the agreement to protect myself and my wallet and lastly any referrals?

I zillowed the address and it gave me $155,000 yet I would ask anyone with access to comps. A realtor is a great team member. Also I would over estimate the repairs because if you have to turn over the units that cash will come in handy while eliminating to many surprises.

In my opinion you need a great team here first especially a investor friendly agent and property management company. They can go to the properties,tour them for you and be boots on the ground. Its a win-win-win in my opinion.

I worked for an apartment marketing service and had to study client migration throughout the metro area.
