Wanted Fixer Upper for primary residence - Metro Atlanta Georgia

Hi all,

I am looking for a fixer up as my primary residence. Anyone who comes across a property that might fit the bill, please let me know. Here are the details of what I am looking for:
- Good curb appeal (brick colonial, craftsman style, cape style etc... not a big fan of raise ranch)
- Good size backyard - able to put in a kid play set and run around.
- we'd like to keep the renovation inside the house meaning (new kitchen, new bathrooms, taking out few wall to open the floor plan, new floors etc...)
- Landscaping work is definitely fine, we'd have to do it anyway
- At least 2000 sft house with garage
- 3-4 bedroom and space for a home office
- basement would be great, but not a deal breaker

About the neighborhood:
- Family friendly neighborhood
- easier for kids to ride a bike for example
- Walkable neighborhood

Location/Towns we like: Sandy Springs, Dunwoody, Smyrna/Vinings.
Elementary schools
- Dunwoody Elementary in Dunwoody
- Heards Ferry Elementary school in Sandy Springs
- Spalding Drive Elementary School
- Kings Springs and Teasley in Smyrna/Vinings

Budget - wish I had an unlimited budget here:
- I'd like to stay around $400K for the purchase price and total renovation for 80% of the ARV (appraisal value really).
