Hi BP Community, I am on the fence about doing this deal because of the money left in. It would be my first BRRRR so I'm trying to balance the experience vs the deal numbers. Curious about others' input based on the numbers. Cash flow is around 166/ month post-Refi - I was a bit conservative on the numbers so some may be a little higher but better than underestimating.

Hi BP,

 I am looking a the following triplex (View report) and trying to determine if its a good purchase (conventional).

My biggest hangups are the age of the house and the fact that the utilities are included in the rent which I would change to have the tenants pay directly after the initial lease is up.

@Roger Devore It was a conventional mortgage and purchased off market.. it was going to hit the market but I purchased It beforehand at a discount due to my realtor knowing the selling realtor. Combo of luck and networking!

Hey All, I actually lived in Marion IN for 4 years while I attended the university there(Indiana Wesleyan). I currently own an investment property in Kokomo IN which is about 30 mins away. 

Im not sure of the housing market for investments as much anymore since I moved after graduating, but I do know of a great Contractor if anyone ends up finding a property out that way that would need any work!
