Calc Review - Would you do this deal , first time BRRRR

Hi BP Community, I am on the fence about doing this deal because of the money left in. It would be my first BRRRR so I'm trying to balance the experience vs the deal numbers. Curious about others' input based on the numbers. Cash flow is around 166/ month post-Refi - I was a bit conservative on the numbers so some may be a little higher but better than underestimating.

    @Maurice Blackledge how did you arrive at your repair and capex numbers. My area it costs me $150 for a service call. I like to have enough left over to help paint between turnovers. My minimum is $50 per month. My capex budget includes roof, floors, appliances, hot water heater, hvac, bath and kitchen remodel, etc. $37.50 doesn't go along ways to cover these expenses. Assume 1000 sf of flooring. 10 year life span. My area it is $6 sf to replace for a moderate lvp. $6000/10 year life span/12 months in a year=$50 per month. Already $13 per month short and you haven't covered any other items in a capex budget. My minimum is $100 per month. Sub $1000 per month rentals have higher expenses as a %.
