@Daniel Budihardjo congrats on the BRRRR! I'm looking in North Cobb County for an off-market BRRRR deal. There may be less expensive deals there for you. Are you doing direct mail?

Hi @Mike H. that seems like a daunting task! With older houses, you're usually looking at upgrading or redoing old building construction methods to current methods. You might find moisture inside the basement concrete walls for instance. I haven't done anything like that, but good luck.

@Darrell Noe, do you know of any multifamily builders that do small, inexpensive 2-8 units for lower middle class income?

@Frank Z., I currently live in Smyrna and did not house hack. I see the same issues you do with this area: not many multifamily properties. Instead, I bought a cheap condo, lived in it for two years, moved out, and rented the condo. However, I have been looking at getting a 5+ bedroom house somewhere west of here, closer to Mableton or Austell. You can be more discriminating when screening for roommates than for tenants. So, I see that as a benefit.

Did you set up an LLC to act as property manager? Does it shield you from liability? I've read a lot on NOLO that, in my state (Georgia), I am personally liable for all negligent acts I perform regardless of how my LLCs are structured. So why incorporate my property management duties to manage my own properties? Thoughts?

@Joe Splitrock I totally agree. In fact, I remember a time when I was afraid of putting down $1000 earnest money as a first-time home buyer. I feared the agent or seller could take the money through some clause in the contract like a shark. Now I know better, and I love the strategy.
