Hi everyone, I am looking around and speaking with RE agents and wholesalers trying to find a good deal that will cashflow for me. Does anyone have any advice on how to calculate how much a rehab will cost? This is super important for my calculations because the less I can spend on rehab the more money I can make in a deal.

I am a young investor and have been doing my own research on the topic and even got a job at a private lending firm so that I can learn even more, but I feel like I am ready to actually jump in and get in the game. I have a little more $20,000 in liquid assets and I live in California, so I have decided to go out of state. What I really need help with is choosing a strategy. Most of my research has been geared toward the BRRRR method. Does anyone have any tips or pointers that could be useful for me. I am always open to learn more especially from people that have already done what I am attempting. Thank You!

I’m either trying get some quick profits off small eel estate investments to work my way up which of the 2 would be a better strategy. If you guys have any other suggestions I open to learning and just want some more information, thank you!

I am 21 years old and still living at home in South OC, CA. I would really like to try to do a house hack, get a rental property to get some positive cash flow or do a live in rehab. One of my biggest obstacles is finding the right market and using as little of my reserves to get a property. What kind of places should I be looking at and what kind of loans should I be looking at as well?
