Newbie real estate investor looking for some guidance

I am 21 years old and still living at home in South OC, CA. I would really like to try to do a house hack, get a rental property to get some positive cash flow or do a live in rehab. One of my biggest obstacles is finding the right market and using as little of my reserves to get a property. What kind of places should I be looking at and what kind of loans should I be looking at as well?
