Greetings.

if you look a bit farther south- 78745, you'll see a growing trend in this tight market in which duplexes are being converted to 2 unit condo regimes. I think another one popped up in my feed this morning as sold- Dowling Cove. Another recent one on Matthews lane, one pending on Woodhue.

I think there is something of a sweet spot right now in which the seller is getting a higher return by selling the individual units, but the buyer of a single unit is getting a much more friendly price than anything else in the neighborhood, still below the 350 you mentioned, and lower condo fees than you mentioned, and without the hard to wash off, grimy feeling the wholesaler leaves you with.  I think that sweet spot may be less sweet to the buyer in 6 months to a year.

Appreciation in '45 has been great and if you were going to owner occupy for a few years then rent, it might be a good play. I'm sure many are willing to pay the premium price for SOCO or SOLA north of Ben White, but my wife and I been fortunate in the '45.

I have been very happy to live, own and work in South Austin for 20 years. If vacancy has been longer than 2 days, it's because we needed it, not because renters couldn't be found. My duplex has more than doubled in value in less than 10 years.

I'm not sure it ever hit 16 when I was in Lubbock, much less Austin.

Here's hoping nobody's deferred maintenance turns nightmarish. Looks like we're in for a week of hard freeze. 🥶

Denver Heights has definitely benefitted from the Dignowity refresh, and doesn't have the same kind of historic restrictions.

I have a friend who intends to rent out a room when his new build is ready in may or june. I have pretty standard lease contracts ( like those found here on BP)for my more traditional rentals, but I'm wondering if those of you renting by the room use a standard contract with various addenda that you want for stipulations like shared space like the kitchen, how bills are covered, parking etc etc, OR do you use a totally different  lease? It will be his first landlording experience and I'd like to help him avoid some of the pitfalls and have some best practices to start out with.

So check with them first hand about investment property.

He was such a pragmatic guy and a pleasure to listen to on the podcast and his YouTube videos. I loved that he pushed back against the idea that people MUST graduate to large multifam. He never felt the need to, and never felt like the grass was greener on that side. He gave generously from his fund of knowledge.This is terrible news. .

I'm not sure I have anything available for him right now, but I'll look at my current inventory. I knew I was dropping the ball on getting EV chargers installed in all my garages.
