I don't think it would add a nickel to your rental value. If you were the renter, how big a factor would it be for your decision? It will be miniscule compared to the neighborhood price comps, versus the skin of your house.

As to appraisal or resale value, maybe a bit more just for the fact of having some fresh updates.

There have been several nice duplex flips over there from the obnoxiously big dog on the porch. But they have one on E Stassney now that they phoned in and ambitiously priced. It's about to hit 70 days on market.

 Not based off any sale of my property, but they have lots of high priced comps. Tax sppraisal on my duplex jumped 134K  in the last 4 years.

While there is no benefit to a cosigner, it sounds like you have a good position from which to seek a partner. Combine your resources with someone who qualifies on paper to win a bigger return for both of you.

If the reported income is fraudulent, you should 1) call the police and 2) tell that person  you were born at night, but not last night.
