Wow that's a little surprising to hear.

I did a bedroom addition myself in my own home and the inspectors really didn't check much of anything at all.  Had structural and electrical inspections done.

Did you give the list to your contractor?  What did they say?  Realistically, if you paid someone to do a rehab it should all be up to code unless they're pointing out things that weren't touched.

 Probably going to have to find a handyman for that or a specific tile guy 

Any reputable contractor is going to want to take out all or most of the tile to make it look right 

Like most places, canton CAN be a good area to invest.

but it’s very area specific 

Just 1 mile can separate a c+ neighborhood from a war zone 

Do your homework on the neighborhoods

 Be careful... cheap deals aren't good deals

Make sure the neighborhoods you're looking in are C class or better or be prepared to deal with headaches 

Can't speak to the Youngstown market directly but there's successful investors in every market

I invest in Nw canton. That said, nw canton is a big area and just a mile can separate a c neighborhood from a war zone I wouldn’t drive through during the day.

You can probably find an up/down duplex in Perry or Plain townships for $150k or less, especially now that the market is softening. My advice would be to stay out of Canton LSD even though it will look extremely affordable, you probably won’t want to live there.

Even in the Canton area you'll have a hard time finding a duplex under $150k in an area you'd feel safe enough to live.

Learn the area because 1 mile can be the difference between a C neighborhood and a warzone.
