I use Brady Yert with the DRY insurance agency out of Akron for my properties.

He was recommended by someone on here a few years back and has always treated me well.

I have a rental in a decent neighborhood, but the house next door has now scared away 2 of my tenants.

People coming and going all hours of the night, screaming fights during all hours of the day and night, inside and outside the house, to the point where it would wake up every neighbor on the block.  Other neighbors have called the police many times but this has been going on for at least as long as I've owned the house (8 months).

Thinking of finding out who owns the house and trying to buy it, but what else can be done about neighbors like this?  Just had a great tenant move out because she feels unsafe.

I've seen the one on Columbus road.  Looked like a decent place that needed light rehab... I just don't have the capital free right now or I'd be on it.

I live in and have rentals in the Canton area.  North of 62 is usually ok but I hope you did your research of the area.  Just a mile down the road from a decent place can be a warzone.

You have to be careful in this price range.

Depending on location you could be getting a decent C class property, or a warzone nightmare...

I live and invest in Canton, on the north side.

Plenty of good places to invest but you have to know the area.  Just .5 miles down the road can take you from a C neighborhood to a warzone.

North Canton is an excellent area to invest as far as appreciation and quality of tenants in my opinion.  Barrier to entry can be high like you said, as there seems to be lower inventory.

Canton has some good opportunities.  You really have to know the area though because .5 miles apart could mean the difference from a C neighborhood to a war zone.

Two duplexes are well north of 12th St (border of good/not so good), one of them in Perry schools. Two triplexes in Louisville.

Nice!  Perry and Louisville are both good areas.  I have 3 in plain local school district between 28th st and 44th st.
