What resources are there besides CoStar and listsource to purchase lists of apartment building owners?

CoStar is outrageously expensive

I’ve tried list source but it gave me majority 2-4 unit buildings in the cities/counties I selected.

I am looking for 5+ unit lists

I am still somewhat new to the MF world..

I’ve been presented an opportunity to purchase a built in 2000 well established 28 unit complex with 100% occupancy, waiting list, the whole 9 yards... however there is a small value add with rents being below market.

I ask because since I began to learn the ropes of MF, I’ve seen nothing but value add to be the best option, that’s what I seem to understand the most, and this doesn’t seem to be a great value add deal.

Wanted to get some expert or more knowledgeable

Opinions on the potential and maybe pros/cons to both strategies

Any help would be greatly appreciated

Does anyone know the cost of Michael Blanks mentoring program? I have scheduled a call but it didn’t say anything about pricing.

Has anyone tried out Brad Sumroks Coaching he offers? I noticed he had a few different options to choose from. What were your experiences with using his program?

Hey everyone,

Can anyone recommend a MF mentor/coach that I could potentially bring value to in whatever way in return for their guidance?

If not, can anyone recommend a paid mentor/coach with credibility that I could lean on?

I ask this bc I watch YouTube and podcasts religiously but am aware that the time factor would be benefitted tremendously If there was something there to help out.

@Tj Hines fantastic explanation TJ. Always grateful for you sharing your knowledge. Let me ask you another newbie question, what are the advantages of having interest only payments on a multi family deal? I’ve also heard that talked about a good bit about how the early years of the loan is interest only. I’m not sure I understand what makes that a good/bad thing
