To all you Texas investors out there! I'm writing this to try to get some contacts and first hand recommendations on turn key companies in Texas. I know it is a large state and this is a broad question, but what I do know is there are people migrating to Texas at extremely high rates.

I'm looking to purchase my next turn key and would like to explore Texas sub markets and turn key companies in those sub markets. Trustworthy Turn Key companies are hard to come by which I'm turning to my bigger pockets family to point me in the right direction.

I'm looking to purchase my next turn key and would like to explore Texas sub markets and turn key companies in those sub markets. Trustworthy Turn Key companies are hard to come by which I'm turning to my bigger pockets family to point me in the right direction.

Im evaluating a potential rental property acquisition in Nw Indiana. Specifically Hammond, Indiana.
Property is solid, numbers look great and I like the market.
Can anyone lend some advice as to the state of the rental market here or if you own property yourself what you experience has been?

So we have some Jacksonville guys and some Memphis guys. Is there anyone putting there money to work turnkey style in any other states?

PA, NW Indiana, Indianapolis, KC all areas ive been exploring.

Good question, Matthew. I have also seen turnkey providers overusing the "A" and "B" neighborhood labels to make a sale. I checked a turnkey provider's properties just the other day, and what they were calling a "B+" neighborhood was in a moderate crime area according to Trulia and using Google Streetview showed mattresses and other garbage dumped on the side of the road right in front of the house and other places along the same street.

Sure, the house was fully rehabbed and looked amazing, but it takes more than a nicely rehabbed house to upgrade a neighborhood. Sadly, not being honest from the start immediately ruins the deal, since trust, I would argue, is THE most important quality to look for in a company that caters to OOS investors trying to invest in an area sight unseen.

 I completely agree with this statement. I prefer not to name names publicly but if someone dm's me ill be happy to share my experience. 

I spent months vetting a few companies only to land on a marketing company that talked the talk and was aggressively helping to connect me with providers in different states. Unfortunately I don't think they could successfully keep up the sales act all the way through closing. Although I am new to this I am a hustler and I do see through peoples actions and evaluate their motivations. 

You would almost think that me being motivated to buy multiple properties would almost make someone want to do the right thing to have me coming back. Almost every phase of the closing process was shady. Lying about the area. The loan company was almost definitely in bed with the seller tacking on to the interest, closing fees and taxes deflected towards me. Almost certainly has appraisers playing ball and overvaluing the homes. The best part was they became incommunicable for about 2 weeks before the appraisal came in. They knew the deal was going to fall through and I would not appraise the moment I notified them I had my own form of financing. 

Now i'm an optimist and cant wait to get into my next deal. So much fun!!!
