New rental property in a new market analysis

Im evaluating a potential rental property acquisition in Nw Indiana. Specifically Hammond, Indiana.
Property is solid, numbers look great and I like the market.
Can anyone lend some advice as to the state of the rental market here or if you own property yourself what you experience has been?
