i did a flip with credit cards last winter that made $36k & was extremely stressful because we did most all the work ourselves besides foundation.

It kept my friend who did maintenance & rental rehabs & more from college away from bankruptcy court.

I had 809 credit score at the time & used 7 different cards & promotions to pay the whole $30k for the flip costs most was charged at Lowe’s for discount gift cards (highly recommend plus coupons) without the 3% fee.

I was able to pay off all the cards before crazy high 20%+ interest hit as it sold in days for good money.

Frisco is an extremely hot market in Dallas right now & way overpriced...

But during downturn may only drop 20% because of strong local jobs base nearby.

Any advice for house hacking near Flower Mound or nearby?

The property taxes alone wipe out the benefits of roommates or tenants.

Think I’ll just return to Oklahoma.

I recommend doing it passively in best syndications for least risks & highest returns. If you do it actively try the Mobile Home University with Frank Rolfe in Orange County. You rent the land. No ownership maintenance or moving homes. Good deal & good manager are key factors.

Syndication with $50k & lots of research. In this market environment & point in cycle I would stick with mobile homes.

Unless you can combine the two into a house hack project.

That’s sad that people are now thinking $10 million. It’s all because of Federal Reserve evil money printing & interest rate manipulation.

The cycle is coming to an end soon worse than 2008.

Move somewhere cheaper. My town has average house payment of $3,200 & I got denied a student loan refinance with good income & 807 credit score & no debt because of my area.

It sucks.

I put it all on 18 month zero interest credit cards to fight back!
