Quote from @Myka Artis:

Escrow a regular homeowners insurance policy and then lease your property to an LLC. Put a proper insurance policy on the LLC. Gives you double protection if something breaks from a direct booking and triple protection from a guest coming in through an OTA. Proper is expensive but worth it. They have a loss of income protection, etc.

 Thanks for sharing this.

I am currently under contract for home I'm planning on using as a short term rental. I used a conventional loan and was planning on transferring the deed over to my LLC. Is what you mentioned (lease your property to an LLC) a good strategy to avoid transferring my deed to my LLC and avoid the possibility of the bank calling my note due?

Quote from @John Underwood:

Don't need an LLC yet. Especially if you have mortgages.

Hi John, I'm kind of in the same situation as Victor. Can you explain the "especially if you have mortgages"?

All,

Thank you for the honest feedback! I'm now going to be self managing this property.

Hi! Our offer was just accepted on a home in Pensacola, FL. We plan on utilizing it as a short term rental. Has anyone used RedAwning as their property manager for short term rentals? If so, are you happy with them? Recommend someone else? Looking to get some guidance or recommendations for STR management companies. Any help is appreciated!

Hi all! I'm currently in the process of making offers on homes in AZ. For this scenario, the property is in Buckeye, AZ. Found a home that is tenant occupied until 01/2023. What is some information I should be asking for prior to making the deal? I'm tracking the basics like current rent price and if they pay on time. I'd appreciate any advice in this department, looking forward to any feedback. Thank you!

My wife and I recently purchased a home in Corona, CA back in Feb 2021. Since then, we fixed it up a little and with the way the market is going we did a cash out refi and are looking to purchase another property to use as a short term rental.

What is the best way to go about purchasing our second property? do we start up an LLC? list it as vacation home?

I'm open to any advice, I appreciate your time!
