Tenant Occupied Property

Hi all! I'm currently in the process of making offers on homes in AZ. For this scenario, the property is in Buckeye, AZ. Found a home that is tenant occupied until 01/2023. What is some information I should be asking for prior to making the deal? I'm tracking the basics like current rent price and if they pay on time. I'd appreciate any advice in this department, looking forward to any feedback. Thank you!

    Hi Matt, 

    Make sure that your sales contract assigns the lease and security deposit over to you at closing. You'll also want to include pro-rated rents.
