Post: Contractors and Subs In the Long Beach Area

Hey guys,

I'm in the process of acquiring a duplex in Long Beach which I will need a contractor or subs for. I searched the forums and found a couple of names, but figured i'd reach out and see who everyone is using. I currently own a duplex in the area and have a great plumber, electrician, handyman, flooring company, gardener, landscaper, appliance guy, etc etc if anyone needs some solid subs who don't rip you off. I understand that good contractors and subs are very hard to come by, so if I can provide you with any of my contacts, please message me directly.

Hey Bpers, I need some advice/expertise from you experienced gurus! Long story short, I’ve been trying to buy a duplex in which I made an offer on, but neither the seller nor I would budge, the seller needs up getting asking price, goes under contract, the buyer backs out, and now the property has been taken off mls. I’m prepared to give the seller asking price, however after speaking directly to the seller they say they aren’t interested any more. I truly think the property is a great buy and therefore I really want to pursue this thing hard. Any suggestions as a strategy to get the seller back to the table? I always here about guys on the podcasts preaching persistence and I think this is one of those opportunities where there isn’t much to lose by trying to be persistent.

Unfortunately in California my freedom number is quite high. I love my job and the benefits that come with it, but in a perfect world if I could replace it with passive income to be home and spend more time with kids and family, I would in a heart beat. At this point, my investing just icing on the cake and will help my family and I afford a better life style and eventually help to lead me to financial freedom.

I hate to be blunt, but good luck. If it were the easy to steal big profits, everyone would be doing it. As new guys we have to take nominal profits until we gain experience and capital

Personally it depends on the tenant. I have a really good tenant who eventually is going to want to buy a house. Whenever that time comes so long as they help me go get the place rented and I don’t lose money, then I will let them out of the lease. Many mag disagree but I think sometimes rules are meant to be broken in the right situations. In my area I can also rent my unit in 2 days and raise the rent, so it might be different for you. In your situation, if they are try to buy out the lease I really don’t see the harm in that. I’d love to hear what others have to say.

Hey guys, in a little bit of a predicament. I have been working with a realtor (realtor A) for about 3 months or so trying to find a property... We've put an offer in on a property, and we are just waiting on that property as we are apart by about 5% right now. Personally I don't feel like the communication has been good with my realtor and honestly I don't feel like he has really done much to try to make this deal happen. With that being said, my ear is always to the ground, and another realtor (realtor B) brought me another property on friday, sent me his analysis, called me about this particular property, and so forth. I'd really like to make an offer on this new property, with realtor B, but it puts me in a position where I feel morally wrong for doing so as I was also working with realtor A. Realtor A has me set up on a MLS email feed so this new property just came through my email today, but that is the extent of it. To add to my dilemma, Realtor A is also a broker and that is who has my prequalified.. I was 100% upfront with Realtor B, when he approached me about a month ago about finding me a property, so he knows I am already working with someone. Thanks in advance for any advice.
