Thanks for all the reply guys! Elder gentleman, who doesn’t have a phone or email, so communication is terrible at best. I’ll be stopping by the property tomorrow to have some words with him.

Hey Bpers, I need some advice/expertise from you experienced gurus! I closed on an a property back in May and after close, one of the tenant informed me that he was getting a $300 kick back every month from the owner for “maintenance.” None of this was every disclosed, but none the less, I informed him that I have a gardener and I won’t be able to pay the $300. Mind you his rent is about $600 under market... Fast forward to August, rent wasn’t paid on time, we sent a letter, he sent the rent check, which just bounced... He has a retirement from the Navy and has not been affected by Covid nor has he notified us of any financial hardships. With that being said, what are my options to get this guy out?

Is anyone hasn’t listen to Robert Kiyosaki on the Lewis Howe’s podcast, id highly recommend it.... to completely change your mind on the loser that Kiyosaki is. This guy is an absolute joke and I’m telling you right now that you will lose all respect of Kiyosaki after this.

So it is out of consideration for an already overburdened system, and to not make things worse, we quarantine for a while and NOT go to sporting events, music festivals, restaurants etc. because it is the country's obligation to treat those who are critically ill whether you like it or not. I'm getting hurt financially but as someone part of the human race, I accept it is necessary. 

 John, the problem, is that like you, the majority of America watches the news like its gospel. I work in the health care system, I am are covid patients every day. I am on the front line ever day. I am in and out of hospitals every day. The hospitals ARE at about 50% capacity, and this virus DOES NOT spread like the news tells you. Wear a mask and wash your hands and you WILL NOT get this virus. The media is to blame for the demise of this country.

As many stated, consult with a CPA. I make a similar w2 income, and have rental property and can tell you that the properties save me a ton in taxes. Invest the money in a good CPA

Hey all southern California investors,

                 I am curious if any of you are members of AAGLA. I am considering joining AAGLA for assistance and advice more forward, but I was wondering what everyones experiences have been with them. 

Specifically, I am curious if I can reach someone at any time with advice on leases, tenant issues, etc etc. I know they have attorney on file (which obviously cost), but I am wondering what kind of service I get up until the point of paying the attorney. They aren't very clear as to what I really get for the membership fee.

Hello All,

       I know there has been a lot of discussion about AB 1482, and after finally reading through the full bill, I am still a bit perplexed as to what "Provisions" need to be added into new leases or as addendums. I know there is some quoted text within the bill, but I'm wonder if anyone has a "cliff notes" version of all the the provisions which need to added.
