California Tenant Not affected by Covid, not paying

Hey Bpers, I need some advice/expertise from you experienced gurus! I closed on an a property back in May and after close, one of the tenant informed me that he was getting a $300 kick back every month from the owner for “maintenance.” None of this was every disclosed, but none the less, I informed him that I have a gardener and I won’t be able to pay the $300. Mind you his rent is about $600 under market... Fast forward to August, rent wasn’t paid on time, we sent a letter, he sent the rent check, which just bounced... He has a retirement from the Navy and has not been affected by Covid nor has he notified us of any financial hardships. With that being said, what are my options to get this guy out?

Thanks for all the reply guys! Elder gentleman, who doesn’t have a phone or email, so communication is terrible at best. I’ll be stopping by the property tomorrow to have some words with him.
