This maybe a dumb hypothetical question but thought I would ask anyway. 

My grandparents are getting up in age and have thrown around the idea of selling their house and 80 acres. My parents have a 400 acre farm (generational farm which has long been paid for) down the road which my dad and I both run beef cattle on. With my grandparents considering selling their 80 acres of course my dad and I want it to keep in the family but cannot figure out how to make it work. Assuming they have the land and home appraised it could possibly be 600-800k I would think (rough guess have no idea). We cannot run enough cattle on this amount of land or rent out the house for enough to make the payment, obviously depending on sell price. 

So my question, what are some ideas to help pay for land that wouldn't be held as an investment per say but more to keep in the family to pass down? This is located in a very rural area in Oklahoma so I do not think building any rentals on it would be feasible, at least not considering a high purchase price. Ive considered if the topic comes up offering some creative financing options but its also my grandparents so I would need a deal that benefits everyone.  

Not going to get political here but I will make note several high ranking current and previous politicians own beachfront property.

If the deal is good go for it. As mentioned above avoid the flood plains.

I allow it but she pays for it to be done, I have to have a code so I can still access the property in an emergency, and she puts the original lock back on when she moves out or gives me the electric lock to keep.

This is exactly what I did, told her she would need to give me a physical key upon install and replace with old lock when she leaves. 

I use Avail, it post to most every site except Zillow but I also post on Zillow and now it’s free for a month I think? My experience with Facebook is you will receive a ton of messages. I always post the link to view the listing and apply to the FB post and clearly state I will not respond to FB messages. Do group showings to so you are not wasting time being stood up by people kicking tires. 

I use Avail for my listings, leases and rent collection maintenance tickets. I use Stessa for tracking P&L. Both are free. 

Have a unit that has a standard deadbolt and door handle. Tenant is asking for a key pad type so her kids can unlock easily. If I decide to say yea do I make her pay for a new one and give me a key or is there a better way to do it? Or just tell her no being the best option?

I second this. 

I was able to get Pella windows for a good price so I’m hoping to go with that. I had to submit the color to the association for approval, my next option was 400% more expensive. 

In this association I am responsible for replacing doors and windows but the HOA has to paint and trim around it. Kind of odd but it is what it is.

Have a condo in a class C - neighborhood. It was built in 1977 and I assume has original windows and they are in bad shape. My question, is it better to spend the money and put in good quality windows with lifetime warranty? Or put in new windows that work and let it be? We own this unit free and clear so paying for them is not a huge issue as rent will cover it over some months. 

Am I over thinking this?

I ended up with 1276 clicks from facebook, 35 DMs, 10 messages through Avail, 4 messages through Zillow. Had 4 of those convert to applications, 2 told me they wanted it in the showing but never completed an application. I scheduled 3 different showing times, of the 3 I had 3 people actually show up even after multiple "bookings" for the showing time. Got a lease signed on day 6 of having it listed.
