@Matthew William- do you need a " private "  lender ?   or   are you  able to work with a regular  lender ?

 Either one.

Right now I am looking for a property between $80-$150K to purchase for myself, or invest in.  Ideally looking around Columbus including surrounding counties, but open to other parts of Ohio or other states if the purpose is to invest.

Open to SFH, duplex, or four plex. I chose the price point because I know most of them will be rehab projects and therefore open to a 203k, or similar, loan. If anyone is interested in more depth numbers please message me.

I am looking for a private lender, preferably in Ohio, to run my numbers to see what I’d qualify for and/or what I can do to improve.  Possibly for purchase or investment.

Also open to public and commercial.  Any suggestions?

Working with licensed realtors who have multiple off market turnkey properties from duplex's to multi units ready for sale.  Units located in Columbus, OH which is seeing excellent growth!  Tenants in place, and more detailed information available.  Message me now.

**May need to sign NDA**

I am in Columbus, OH but am looking to network myself.  Certain colleges that you can gain your agent license with will have a Career Day where a ton of brokerages will be, and I believe Davis College to be one of them.  They are there to network, provide sponsorship and answer general questions.  I am always looking for new individuals to network with, lets talk.

The biggest markets, at least state wise, that I'd suggest are Texas (San Antonio, Dallas, and Houston), Florida (South FL), and Ohio (Columbus, Cincinnati, and Cleveland).  However, I'd be cautious with Florida as the median house prices are higher and can require more cash.

Your budget is $200k for a purchase, down payment, or equity partnership?

I am fairly new myself, and currently reside in Ohio.  I can help you find a property here if you desire.

I know a lot of agencies have investors in house.  Do agencies (KW, Coldwell, etc) hire individuals who are solely investors?  Or are they contracted out a different way?  Are the requirements to come aboard different (such as licensing, proof of financial stability, etc)?

Hi Patricia! I am pretty new to REI myself and am looking into becoming an agent and investing. I have only been on Bigger Pockets for a short time but it is a great resource and everyone is helpful. I am in Columbus, OH, feel free to contact me if you want to speak in more detail.

Hi Matthew, long time investor and agent here in Columbus Ohio - would be happy to connect and help out any way possible.

Sounds great, would love to chat and pick your brain one of these days.

I would definitely look into Texas, Florida, and Ohio. All of which, to my understanding, are hot spots right now.  I am in Ohio, and the potential is amazing.  Columbus area is building two new data centers for Amazon in Hilliard (suburb of Columbus) which should have a positive impact.
