Post: Getting an LLC as an agent

I am fairly new to the real estate space, and am considering becoming an agent. My understanding is as an agent with a company (Century 21 for example), I am still considered 1099. Would it be wise at get a LLC? If it's possible, how exactly would that work while being with a company?

I’m in Columbus, and yes the unknown issues are always scary.  But they can’t all be turn key lol.  I would agree the DIY can be scary but massively beneficial once you learn.  Having that kind of eye down the road can save $$$.  I believe any field is not truly known until you get hands on experience.  I could read books all day but it won’t do me much good unless I get real world experience.

Columbus is definitely expanding.  I used to live in the SW and saw explosive growth and costs shot up.  Median costs in Phoenix were appx $400k.  Columbus is sitting around $250k.  Can Columbus see the same median prices in the next 5-10 years?

Hey OP, I’m out of state and fairly new to RE but looking to break the ice as a private investor.  How far along are you with getting a solid team.  Any strong leads with properties?

Columbus has a large network of real estate professionals- capitalize on that. Continue using BP forums and try and attend local REI meetups.

For licensing in Ohio, I'd recommend Davis College.

Great!  Is that the average cost of licensure?

Welcome! I invest, lend and am located in Ohio (about an hour south of Cleveland). Happy to connect if I can be of assistance.

What’s the best way to work into my first invest as a newbie?

Why the RE license? Are you trying to be an agent or an investor? Big difference in those career paths....and a license is definitely not necessary to be an investor. Neither is a Contractors License. But learning the skillsets of both would be a huge asset for a beginner like you.

Looking to have as many skill sets as I can.  Is one better then the other?

welcome! if i can be a resource, im definitely open to connecting

Appreciated!  Are you a private investor or with a company?

I am new to the real estate space and am first and foremost looking to network.  I am very motivated, don't mind hustling, and can work as many hours as it takes.  Open to finding agents, investors, lenders, etc to help build and become success.

Some other goals of mine:

1.  Looking to invest in properties, ideally starting on the residential side but open to commercial.  I am currently in Ohio but open to all states.  I can invest solely, or jointly.  What should I look for to avoid investment scams or pitfalls?

2.  Open to getting my real estate agent license.  Once obtained I'd be open to joining a team, or finding a mentor to help me gain an understanding of the market, being an agent, etc.

I understand that as a newbie in the space, it may take time to see growth and want to manage expectations.  However, I know with research, education, network, training, and putting in the time growth sooner rather then later may be possible.
