Hi @Ida Powers , we have a lot of clients that do exactly what you described.  They bought a house and lived there and whether they planned to or not, ended up moving out of town and renting it out with a manager.  That setup works really well for them.  Just make sure you hire a property manager you like and trust will treat it like their own.  Good luck!

Turnkeys have existed in all of those cities at some point, but now Jacksonville and Atlanta are really the only ones left. But there are other markets too with much higher returns and great deals. 

So kind of depends on what you are wanting them for.

 I have the same questions.  Help me understand better what you are seeking and I may have some connections in Charlotte that could help.  Also, SF only or also MF?

We have a few areas in Charlotte that are or have been like that also for the past couple of years.  We have decided to take the bet that the burn won't last and we have sold off some of our inventory in areas like that and quite a lot of our landlord clients have also been selling off the past two years.

@Walther Mendez , your question really depends on your risk comfort.  If you are more risk averse, then I would say your reserve should be the cost of a new HVAC unit, plus three months worth of rent.

@Iqwe Haywood , what type of financing do you need?  Conventional mortgage for long-term hold?  Or would private hard money do?
