So I've seen and heard a lot of investors that don't always trust wholesalers. Not that they think they're trying to fool them, but that they don't evaluate repairs and value correctly. My question is for the wholesalers on here. How do you determine the amount of profit you try and make on a property? I know every deal is different. Something like 5K per 100K value type of thing. Thanks for the advice.

Can anyone shed light on how to purchase from a tax auction? They only take cashiers checks. How do you pull that off? Do they let you come right back with the check? Do you bring various check amounts to add up to the price? I'm under the impression in Tx you have to have it with you to bid.

Those of you doing bandit signs, are you getting calls from folks that don't fit the ideal investment opportunity? Owners moving or whatever that don't have much equity. How do you handle those inbound calls?
It's not Houston. It's a north side suburb with a 10 mile radius. Just seemed like a ton of inventory and I might get stuck with no tenants for a significant time period.
I was playing around on Zillow last night and did a rental search. In the town next to mine, there were 360 rental houses needing tenants in the Houston area. Should this be a cause for concern jumping into this real estate investing market?
