Too many rental properties in the area

I was playing around on Zillow last night and did a rental search. In the town next to mine, there were 360 rental houses needing tenants in the Houston area. Should this be a cause for concern jumping into this real estate investing market?

@Matthew Sutton  Drive out to those areas, make calls...verify.   "I wouldn't be concerned at all."  That's what my broker said to me in 2007.
