Thank you for the reply Michael. I have never used a PMC, so I will use all the tips you gave.

Thanks for the reply, job and employment data is should help me determine upcoming demand. That was a good tip, thanks! I guess I was being short sighted and was a bit too caught up in the raw real estate numbers.

I'm looking to purchase a 2-4 unit in northern Illinois, the Freeport area seems to have tons of affordable inventory. Obviously, rents are very cheap there, but it seems I can find MLS listings that match or come close to the 2% rule. Is the rental market just oversaturated, and you can't get tenants? Or are there any other nuances I should know.

Also, I have never used a property manager before, is it even feasible to get one for a 60K Duplex with $400-600 a month rent per unit? I literally know nothing on this subject so any input is appreciated. I live about an 1:30 from Freeport so I can self manage if needed.

Hello,

Thoughts on Rockford IL? Rockford seems to be improving, but what areas are a "no go" for buy and holds? Seems like a cashflow only market, so picking a neighborhood that can get decent tenants is a must.

Is being a section 8 landlord there doable, or is the housing authority and the city a hinderance to deal with? I did go on the website and none of the HUD inspection or landlord documents were even able to be downloaded and viewed. Not sure of their reputation, any insight or tips for navigating this process at all are apricated.
