This seems more like something to talk to the PM company about right now, not us. Feels like there's confusion from missing information and we won't have that info, but the PM should.

@Nadir M. Then were there actual two repairs done in July and you're just now receiving the bill for one of them?

@Amy H. That sounds like less of a reason to buy it, if I they're buying the appreciation I should be getting.

Maybe I'm pulling comps wrong here, but I'm looking at 1719 Porter Street, Richmond, Virginia and $140k is WAY too high. Looking at 2br houses sold nearby for literally tens of thousands less, with more square footage, and that have been renovated, makes me think this listing price is just nuts. But does anyone have a few minutes to help sanity check me? If I'm wrong, I would love to learn why so I don't repeat the mistake.

 Maybe. This is the first time I've ever heard of Delaware being lumped into it. Maybe it's an area pride thing, where folks closer to either area swapped in whatever D they were happier about.

After a bit of forum searching, I see both Delmarva and DMV. I think somewhere along the lines, DMV started being interchanged with Delmarva, which is what's causing all the confusion.

DC, Maryland, and Virginia. It's basically a clot centering in DC. Baltimore is its own metro area altogether.

 Baltimore is not part of the DMV. The DMV refers to DC and the immediate cities surrounding it. Saying "M is Maryland and therefore Baltimore is part of DMV" is like saying Virginia Beach, which is at the bottom of Virginia, is also part of the DMV.

I'm talking with an agent who's selling the portfolio of a client who's getting into apartment complexes. The houses he's selling, I asked about viewing them, and he said we couldn't do showings because they're all tenanted. Would you buy a house that you couldn't be shown?

Well of course more units means more cash flow. Just don't lower your standards for the sake of getting that tri. If you have to wait, wait
