That's what I thought. Thanks @Tom S. I will contact the site staff about this individual. 

Hi, I was contacted by a private lender here after looking for funds and I engaged him about borrowing $40,000. He claims I need to pay some sort of "loan insurance" fee before transfer of funds to me. Is this normal? Or no?

Hey Alex, I'm also looking at Detroit. Maybe we could put our heads together. 

Hey all. I'm just starting out and I found a freshly-rehabbed property the seller is selling for $45k. The problem is with a purchase is so small, nobody will offer me a conventional loan on it. Does anyone know of any type of lenders who will lend say $35k without insane interest? I explored personal loans, but I got approved for around 12% interest. The seller will do seller financing, but he wants 25k dow  and I only have 15k.

 Hmm.... Seems to me that proper applicant screening would prevent most of the issues you post about.

"The DMV"? Department of Motor Vehicles?

 DMV = DC, Maryland, and Virginia.

Thanks @David Stevoff. If that certification / inspection comes back clean, why does Detroit require it every year? It's not like you're going to put lead back into the home. 

How are you OOS investors with Detroit houses handling the renewal of certificates of compliance? Do the property managers handle this? What about the annual lead inspection?
