@James Landsford everyone seems to be giving similar advice which I agree with.  I'm sending you a PM if you need another Houston contact.

Hey Everyone,
Does anyone have contacts with employees / HR for a larger property management company here in Houston? I have a family relocating and the wife had a lot of experience working in property management, but is still looking for work here. Thanks!

@Gbadegesin Obisesan if you PM the the address I can try to give my best advice.  If you want an appraiser, Stephen Shehata, the owner of American Grid, is great.

^ I'm sorry, I really have no idea about that.  I would think they could cut you a deal.

Hi Pablo, getting on Investorlift might be a good start.  New Western, Senna, Networth are good ones to subscribe to

@Viral Patel I just suggested this to someone else but I use Britton Skinner (248-891-0893) with Goosehead...I think he's great and will explain things thoroughly to help strategize.

Hi Everyone,

Might be a longshot but I have an extra lot that we got through a foreclosure purchase.  When we purchased, we got a historic home on a corner near Blinn college (that we are almost completed with for a flip) but we also received an additional lot (8150sqft).  We already went through the permitting process and are ready to build (next Tuesday, 9/26 was the start date).  We have a few bigger opportunities coming up so we are seeing if we can sell this project to another investor.  Please message me if you have any interest.  More details below.

----------------------------------------------------------------------------------------------------------------------------------------------------------------------

703 W Fifth Street, Brenham Texas

85k LOT Purchase Price

SFH (1320sqft) ready to be built, all permits approved, 21k deposit paid to builder will be credited to next buyer if taking over plans.

161k to build - 21k deposit = 140k build price to new buyer

85K + 140k = 225k (not including closing cost or if you have hard money fees)

ARV 305-315k

12 week estimated build time however city inspections could prolong that timeline.  This builder has built and his building other homes in Brenham currently.

Selling in the next 2-4 weeks or else we will continue to build.

Reason for selling - Opportunity cost…we have a few bigger projects available to us in Houston during this window.

Thanks,

Matt
