Might be a longshot but I have an extra lot that we got through a foreclosure purchase. When we purchased, we got a historic home on a corner near Blinn college (that we are almost completed with for a flip) but we also received an additional lot (8150sqft). We already went through the permitting process and are ready to build (next Tuesday, 9/26 was the start date). SFH (1320sqft) ready to be built, all permits approved, 21k deposit paid to builder will be credited to next buyer if taking over plans.
161k to build - 21k deposit = 140k build price to new buyer
85K + 140k = 225k (not including closing cost or if you have hard money fees)
ARV 305-315k
12 week estimated build time however city inspections could prolong that timeline. This builder has built and his building other homes in Brenham currently.
Selling in the next 2-4 weeks or else we will continue to build.
Reason for selling - Opportunity cost…we have a few bigger projects available to us in Houston during this window.
