Post: BRRRR Calculation question

When doing a cash on cash calculation should you calculate the pre-refinance loan payment or the post refinance payment? The deal looks good for the pre-payment, but after you refinanced and are paying back a larger loan the ROI goes down. How do you make sure that's baked into the calculation?

Does anyone have any recommendations for FHA 203(k) Lenders in San Diego, CA? I'm looking to purchase a home very soon and would like to get pre-approved.

I'm starting out and want to do a deal outside of my area (San Diego). Are there banks that will offer mortgages outside of the current state you live in? I'm not sure how the pre-approval process works with investing outside of your state.

Hi Everyone,

I'm a new investor looking to start in Cincinnati. I currently live in San Diego, but my wife's family is in Cincinnati and I like that market. I'm looking to do a BRRRR deal before the year is over. I would love to work with a real estate agent in the area or anyone who has off market deals available.

I'm looking to do some passive Real Estate Investing and it seems like Note Investing is the way to go. Anyone have recommendations on companies or partners to purchase notes?

I'm new to real estate investing, but I'm ready to make my first move. I'm looking to "BRRRR" properties and I'm trying to get financing before I find a property. It makes more sense to me to get pre-approved and then find something you can close on quickly versus trying to find something and then get financing. I'm not sure if that's how investing financing works.

With that said is anyone in the San Diego / Southern California area know of any good hard money lenders (companies)? I don't have the network yet so I think my best bet is to start off with a company.

Just began reading "Loopholes of Real Estate by Garrett Sutton". Dumb thing to be hung up on, but on page 20 I feel like the math doesn't add up. I'm getting Paper loss should be $26,012 where he has it as $25,994. Anyone have OCD and can't move on until something is explained? Can't get how he got to that number and its driving me crazy. If anyone has any insight on that I'd be grateful. Trying to understand Paper Loss.

I'm looking to grow my network in or around Boise, Idaho. Hope to connect with anyone who might be a realtor or wholesaler.
