Hey Dawn, I specialize in working with investors and Im familiar with Mocksville and Statesville, esp Statesville. I'm a member of the Winston MLS but I'm not quite as familiar with that market.

Hey guys, question here. This is a house that I looked at. As you can see, some shifting has taken place. There's a chimney on the end of the house that has pulled away an inch and a half at the roof. I'll post a picture of that in the comments. From an investing standpoint, how do you process something like this? Are foundation issues an immediate dealbreaker? Have you had success making sure the house is stable, patching and filling the cracks, and just reselling it?

Don, I will sell a house to a buy and hold investor any day, but my primary interest is in flipping. I'm working for a firm that mostly sell REO properties so I feel that will give me an advantage. However, I'm certain there will be bumps.

At this point my biggest question on wholesaling is on how that works logistically with being a realtor. Is it counter productive to offer to buy houses at a steep discount if you are a realtor? What if they want to sell but not at what you are willing to give them? I would then have an opportunity to list the property but that seems a little awkward after I just offered to buy it. Obviously, there are also some discussions I will need to have with my BIC as well

I'm pretty new to this industry, but I'm jumping in with both feet because 1. I have a long standing love for real estate. 2. I want to become a successful investor. 

I've noticed that a lot of Realtors would just as soon not deal with investors. As a realtor, my first step is to become very good at working with investors, and that includes finding and closing great deals. I've been thinking about doing some direct mail campaigns and make some connections to try and bring wholesale deals to the table in addition to REOs and other listings on the MLS.

Is that a feasible goal? Are there other real estate agents out there that are doing that? Would you investors jump at the opportunity to work with an agent that will cook up deals both on and off the MLS? Anything in particular I should know?

Adam, If you haven't found one yet, I highly recommend Robert Crosswhite in Statesville. Personal friend of mine, knowledgeable in all things real estate and a great guy.

Hi! I'm from Salisbury as well. If it's a commercial job I highly recommend Lafave's Construction from Landis. I worked with them for several years. Great great guys.
