Hey David, I think I know which property you're referring to. Around here, you can do better. I wouldn't settle for those numbers. Reach out to me if you want. I work with a number of investors in this area

Hey Dakota, I'm in Salisbury and I work in Statesville quite a bit. Bob Crosswhite is my go to attorney there for real estate closings. I know a lot of investors around here use Harry March from Charlotte for their wholesale stuff, subject to contracts and all that kind of stuff

Holly, yes, parts of Salisbury and Mooresville both are growing and will likely continue to appreciate well for a long time. It depends on why you are buying and what you are planning to do long term. Again, feel free to reach out. I'll tell you all I know :-)

Hi Holly, I'd be glad to help. I'm very familiar with Salisbury and with Mooresville to a lessor extent.

I started as a residential broker part time six months ago. I definitely want to pursue commercial in the future but I have a hard time imagining starting out there, especially if you have a full time job. It's much more complicated, there are far more variables, the commercial community is pretty close-knit and it's hard for agents to break into that marketplace, let alone new agents, commercial clients have a lot more at stake and are very concerned about their agent knowing what he's doing, you will probably not make a commissions check for close to a year, and probably a number of other reasons. I tell you, if your job isn't very flexible, you will struggle. even in the residential world. I work a good bit with investors in residential properties and even so, my full time job quickly became a part time job and will soon become a memory. Work hard, work smart, accept the fact that you have a ton of stuff to learn (as do I) and you'll be fine!

This is a nice 3 bed/1 bath fixer-upper in Salisbury, North Carolina that would make a great rental house! Needs new cabinets, flooring, HVAC, and some roof repair. Would rent in a heartbeat for 600+ a month fixed up. Estimated repair is around 20k so your all in price is going to be 45-50k max. Good ROI. Bring an offer!!
