Andrew thanks for the information. Currently we have 6 properties 3 mortgages for each of us. We have everything run through our LLC and haven't tried transferring a deed over because we were nervous about the due on sale clause. All the mortgages are through the same bank and all profits are being reinvested. Could you give me an example of good terms of a commercial loan that accesses equity?

Hi everyone. I’ve been researching what I can and realized I haven’t tapped into the BP community where someone might be able to share personal insight. My partner and I have a few SFRs and a few Multis with mortgages in our names. We were thinking about rolling them all into a commercial loan to consolidate and make it easier for the bank to lend to us. There have also been talks with private lenders to do a consolidation loan. Ultimately we want to tap into some of the equity from our oldest loans for future acquisitions. Any insight would help and be appreciated.

Thank you! We never actually took it down. I also mentioned to get us back the lease agreement so we could stop showing it. I just want to be cautious with these things.

So we sent an email telling a possible tenant that we accepted their application. But we haven’t heard from the tenant since. We have nothing signed yet. I want to know if I can legally still show and accept applications for the property. Do I have to send anything formal? We’ve called and emailed with no correspondence.

So I have a friend of mine who wants to invest up to 100k into my LLC. I'd like to hear from some seasoned investors as to how they would best utilize the infusion of cash and what type of payments, ROI's and cash out options you would use to structure a mutually beneficial deal.
