So I'm in the process of drafting up a residential lease agreement for my future first tenant as I'm happy to share with you all that I've closed on my first SFR. I paid for some generic agreements and am revising it to my specifications and adding amendments regarding pets and bi-annual visits to make sure the property is in good standing, I'm just wondering if there are any specific amendments or line items that should be included besides the basics. Things that I could add to it to help ensure a smooth first lease agreement. Any help or insight would be greatly appreciated. The property is located in Indiana

Hello all! I'm currently searching for a SFH rental in Franklin, Martinsville and the Bloomington area and I'm trying to go through as much information and leads as I can to find good deals. I'm open to sharing information or partnering on deals going forward. If anyone is familiar with the areas or a professional nearby I'd like to hear from you. @Wayne Brooks Hi Wayne thanks for the response. So is there a way to get non commercial mortgage non owner occupied using the LLCs funds? When transferring over the title and down the road selling the property do you know of any legal or banking push back that might hinder the process. I’m very curious about this process and want to make sure we avoid as many pitfalls as possible.

Hello all! So my partner and I set up an LLC to buy rental properties. We have funded the accounts and established business credit enough to make our first purchase. I’m curious about the ins and outs of purchasing a property with our own personal cash and transferring it over to the LLC. It would be a non owner occupied loan. Is it complicated? Is there a waiting period? What are the tax implications. We have a CPA and an Attorney but I wanted to reach out to you all for insight. Thank you in advance.
