Great! The REIAs can be helpful but the general meetings can sometimes meet a little too salesy for me. They have a lot of great sub groups though in my experience.

I agree some of the bigger free meetups only meet once a month. I am always open to meeting more investors and agents if time allows. Let me know if you all plan a meetup.

At @Clara Brashear and @Hannah McDonald do you currently attend any of the local meet ups? I have found them to be very helpful with networking. I particularly like the investor meet ups.

@Tommy Cramblit are you speaking about HOA rental restrictions specifically or what are you referring to? A knowledgable agent should be able to help you find that information. Whenever you are purchasing a deed restricted property that is within an HOA you should review all the HOA documents including covenants, financials, rules and regulations to ensure you understand what you are getting into.

If your looking for a Real Estate meetup to attend a group called Cherokee Real Estate Freedom meets in Canton. It is a free group and not associated with any REIAs so no memberships to join etc. Just search them on Facebook and you can join. They meet once a month. I have been going for years.

This! Do not use a quit claim deed. I am not an attorney but from what I understand if you use a quit claim deed it can invalidate your title insurance, if you have it. Whereas using a general warranty deed or special warranty deed will preserve the title insurance. In my opinion it is worth spending a little money with an attorney to handle this, it really shouldn't cost too much especially if you do not need to buy title insurance again.

Hmm that is interesting haha. I guess maybe the same vendor sold both states the same backend. I know there are only a few large companies that provide deed indexing/public record searches. So I have seen a lot of duplicates of those.

The site that @Ari Newman posted is from the tax assessor. You can also use the official GA public notice site for all advertisements https://www.georgiapublicnotic...

The important thing to note is just because it is advertised doesn't mean it is actually going to make it to the sale. As it may be brought current prior to the sale.

They also have probate info along with other legal notices.

I completely agree with you! I have completed several BRRRs myself. In my opinion a good BRRR has to be acquired off market. A lot of my deals were acquired off market from distressed sellers. Right now it is tough, due to the low inventory and lack of distressed sellers. With foreclosure forbearance and stimulus money there are not a lot of distressed sellers in the market right now. Doesnt mean it is not worth looking, just a little tougher right now. The market will shift at some point.

Vegas get hotter than Atlanta but I agree 2 ton maybe a little small even if you have 2 units. I paid around $4700 for a 3 ton 14 seer unit with condensor, a-coil, and 80% eff furnance installed. This was last year so I am sure prices went up like everything else but you should be able to get it done for around $5k. Call around to the independent operators, the major companies that spend huge ad money are always going to be higher.
