@Danté Belmonte You might be a little triggered. Not to mention that he is from NY, if you had actually read what he wrote, you would realize that he would be living in the place. Thus he would become a local.

In addition, I'm sure you know that not all 'out of state' investors are slum lords. Would it be more accurate to say that you just don't want the competition?

Afternoon Andre,

Do a search for "Greater Syracuse Land Bank" and you might find something you can put some work into. House hacking is a killer idea. Make sure you make an accurate budget so you don't bite off more than you can chew.

From what I know Fannie Mae has title insurance requirements. That title insurance might be your saving grace here. I'm no expert. So, you'll want to talk to one.

The next time you write up a lease make it a bill back program or just install the meters. Make sure you get solid figures on costs prior to going the latter route. Some times the utility companies make it cost prohibitive to add additional meters in their effort to avoid taking on extra costs themselves. It might not even be an option though based on your particular mechanicals.

@Jennifer Delmore Hopefully someone chimes in with some recommendations in your area, but don't rely on it. Get out there and shop around. Limit your search to credit unions and small banks. Go back to banks you've been to that you like and try to get those preferred banks to compete with other offers. Ask them if opening an account with them would increase your chances of getting funded.

Put together a packet on the property you have and the property you want. Make it flashy so it stands out, but only include the pertinent information so it can be scanned quickly. If your 4plex is cashflowing well and the other is a good deal, you'll find someone to finance it eventually.

@Don Draper If your other investors have good credit, it should be possible to create a partnership designed to limit your personal credit making an impact. You're going to need to hire a professional for this one. It's critical that you create the proper entity structure and a CPA would be able to answer these questions more clearly and be specific to your area.

Ultimately you want to clean up your credit, but again that is too complicated to answer in a forum. Bite the bullet and hire a professional for that as well. As with anything else, you'll want to shop around and interview people.

Also, make a post right now in your local area forum here on BP and be specific with what professional(s) you're looking for. People may have recommendations and those will make a great place to start.
