Ive been in the same position , and its a hard decision to make. If you are going to pay for financing I would opt to wholesale it. If you can make a good profit in a few weeks go for it. I don't know if your adding an addition but it sounds like a large project, and will take some time. When you factor in financing costs , realtor commission, taxes, i don't think its worth it . If you can make good money wholesaling thats the way to go . If you had the funding yourself or can get someone to come in as a partner maybe a different story. The good thing is there are always more deals out there. Take the money and start looking for your next deal. Either way best of luck to you @Aniela Sanchez !

You also have to factor in vacancy, as well as any repairs you would need to make . I have a few renal properties , things break unexpectedly. Its good practice to put some money aside every month in preparation.

Im looking for a fix and flip in the Johnson County  area . A realtor sent me some listings which look good only problem is i don't know what a fully rehabbed home would sell for. I asked her to send me some newly renovated homes that recently sold, and she said there is no field to find fixed up homes. In NJ i just ask the realtor for newly renovated comps and they send them. Can someone help me out?

Is that a law in Kansas ? I've never heard you have to get different contractors for everything. You get a general contractor and they sub out the work to different trades .

Ive been looking into out of state investing the past couple weeks @JaNae Anderson. I have heard a lot of good things about Kansas City. I connected with a few local investors to get more info. I suggest you try and reach out to succesful investors in the areas your interested in.
