Hello everyone! I’m not sure if I have used the right category for this question. My wife and I just bought our first house this year and she just passed her Georgia NMLS test. According to exam proctitioner it could be 6-8 months before she recieved her license. Is there anything she could be doing during this process or is there any form of work she could be aiming to take on while waiting to recieve license from state? Thank you in advance!!

@David Smit I think you said it right with greed. We all posses greed even the most active socialist are greedy in since of the are greedy for equality, once we get that natural high of succes in something we constantly want more and more and even the best intentions can’t change true nature. Everyone wants a flashy car or be able to take there family anywhere in world or cure cancer. W.e the desire the more we gain the more we always want and in reality changing it is impossible as changing the stars.

thank you everyone for the responses!!! And Hattie yes I have read Brandon’s book as well as many others and listened to almost all the podcast now. I’ve been looking for several months now. Seller financing is an option I have considered but in my market that’s almost impossible. I’m not trying to buy a property that may or may not go up in value and any home that is “easier” to get is in the ghetto or section 8 and I’d like to avoid that headache. I wanted to do multi family to start but I do not posses finance, past experience, nor a reliable partner(been looking hard) because any that I can be approved for myself again fall in section 8 housing. Or the other side of town they are 3-500k. :/

Hello everyone. In process of trying to buy my first investment property and running into hiccup after hiccup. My credit score is only like 670 which is below what conventional loans like to see and I only have about 3 grand to my Name. I’ve been speaking with multiple banks and credit unions and keep hitting a wall? And suggestions? Besides the obvious save money and fix credit.......

so everyone says not to post these but oh well. I am looking for a local investor in the Augusta Georgia area to work with and learn from. I work a 3rd shift job and have a lot of free daylight time to offer. Willing to work for free wether that being analyzing deals all day or swinging a hammer. I’ve engulfed dozens upon dozens of hours in my education and do much better hands on learning than from a post or podcast or book. Currently purchasing my first residence now would like to pursue flipping until I can brrrr out of this next home.

Hey everybody! So I have found a property or several actually that the landlord is ready to get out of, he has three single family homes all

Cash flowing well. When I used to 2% rule it came out at 7% so the numbers seem to look good on the properti when I used 2% rule it came out at 7% so the numbers seem to look good on the properties,  however this is my first investment and I have a few problems first being I would have to use a commercial loan and put 20% down on it second being I know there is a massive amount of do diligence.  For my first deal do you think this is a good or bad idea is it too much to try and take on right now...  on another note anyone that may be interested in this property Please call or email me I’m open to options thank you

Hey everyone I am currently looking for a duplex or multiplex home somewhere in the csra or Augusta Georgia area for my first rental. I’m hoping to live in one side and house hack this property however is both units are rented and it’s turn key in open to that option as well!
